Condos were the last area to slip below the previous year&#8217;s benchmark price.<\/p>\n<p align=\"center\"> After hitting a 15-month low in January detached homes have increased in pricing for 3 consecutive months. However, their benchmark is still 20.5% below April 2022. <br \/> Townhomes are now 19.4% below April 2022 prices, but higher than October 2022 pricing. <br \/> After remaining stagnant for four months condo prices have taken a jump upwards brining them back on par with the October 2022 benchmark.<\/p>\n<p align=\"center\"><strong>Overall Supply Update:<\/strong><\/p>\n<p align=\"center\">Compared to the same time last year supply continues to fluctuate widely:<br \/> Detached: -12.4%<br \/> Condo: +52.8% <br \/> Townhomes: -4.6%<\/p>\n<p>&nbsp;<\/p>\n<pre style=\"text-align: center;\">However, when you compare supply to March 2023 it has remained relatively stable over the last 30 days:<br \/><br \/>Detached: 11 more listings when compared March<br \/>Condo: 3 less listing when compared March<br \/>Townhouse: 3 more listings when compared March<br \/><br \/><\/pre>\n<h3 style=\"text-align: center;\">Overall Sales Update:<\/h3>\n<p style=\"text-align: center;\">Compared to the same time last year sales have fluctuated across the board:<br \/>Detached: -1.2%<br \/>Condo: +10.3% <br \/>Townhomes: -21.2%<\/p>\n<pre style=\"text-align: center;\"><br \/>However, in the last 30 days sales have increased:  <br \/>Detached: 10 more sales than in March<br \/>Condo: 4 more sale than in March<br \/>Townhouse: 2 more sales than in March<\/pre>\n<h3 style=\"text-align: center;\">Overall Sales &amp; Supply At A Glance:<\/h3>\n<p style=\"text-align: center;\"><strong><span style=\"text-decoration: underline;\">Compared to April 2022 condo&#8217;s are seeing increased supply &amp; sales, while townhouses and detached homes are seeing both a supply &amp; sales reduction.<\/span><br \/><\/strong><\/p>\n<p style=\"text-align: center;\"><strong><span style=\"text-decoration: underline;\">When compared to March 2023, sales are up &amp; supply has fluctuated marginally.<br \/><\/span><\/strong><\/p>\n<p style=\"text-align: center;\"><strong><span style=\"text-decoration: underline;\">&nbsp;<\/span><\/strong><\/p>\n<h3 style=\"text-align: center;\">Detached Market Update:<\/h3>\n<pre style=\"text-align: center;\">After eight consecutive months of pricing decreases January's benchmark price matched Decemeber's.
