Both focusing on:<\/li>\n<\/ul>\n<ol>\n<ol>\n<li>How statistics stack up to the previous month&#8217;s activity.<\/li>\n<li>Where we are standing compared to the same time period in 2021.<\/li>\n<li>Larger market trends.<\/li>\n<\/ol>\n<\/ol>\n<p>&nbsp;<\/p>\n<h2 style=\"text-align: center;\">Maple Ridge Benchmark Price Overview:<\/h2>\n<pre style=\"text-align: center;\">&nbsp;<\/pre>\n<p style=\"text-align: center;\">The only area of the Maple Ridge market where the benchmark price remains above its 2021 counterpart is the condo market.&nbsp;<\/p>\n<p style=\"text-align: center;\">Condo prices are still 3.3% above December 2021.<\/p>\n<p style=\"text-align: center;\"><span style=\"text-decoration: underline;\">Detached homes and townhouses as both below December 2021 prices.<\/span> <br \/>Detached homes are now 11.8% below December 2021 and prices are at a 14 month low.<br \/>December 2019 was the last time that detached homes benchmark price was lower than the previous year.<br \/>Townhomes are now 5.6% below December 2021 prices; and almost identical to October 2021 prcing.<\/p>\n<h3 style=\"text-align: center;\">Overall Supply Update:<\/h3>\n<p style=\"text-align: center;\">Compared to the same time last year supply has seen a monumental rise across the board:<br \/>Detached: +178.4%<br \/>Condo: +77.5% <br \/>Townhomes: +278.6%<\/p>\n<pre style=\"text-align: center;\"><br \/>However, when you compare supply to November 2022 there has been a 30-day drop in available properties.<br \/><br \/>Over the last 30 days there have been the following changes:<br \/>Detached: 116 less listings when compared November<br \/>Condo: 22 less listing when compared November<br \/>Townhouse: 27 less listings when compared November<br \/><br \/><\/pre>\n<h3 style=\"text-align: center;\">Overall Sales Update:<\/h3>\n<p style=\"text-align: center;\">Compared to the same time last year sales decreased across the board:<br \/>Detached: -51.2%<br \/>Condo: -53.8% <br \/>Townhomes: -34.6%<\/p>\n<pre style=\"text-align: center;\"><br \/>In the last 30 days sales have also decreased:  <br \/>Detached: 10 less sales than in November<br \/>Condo: 22 less sale than in November<br \/>Townhouse: 10 more sales than in November<\/pre>\n<h3 style=\"text-align: center;\">Overall Sales &amp; Supply At A Glance:<\/h3>\n<p style=\"text-align: center;\"><strong><span style=\"text-decoration: underline;\">Suppply takes a massive jump up and sales are down compared to December 2021. <\/span><\/strong><\/p>\n<p style=\"text-align: center;\"><strong><span style=\"text-decoration: underline;\">When compared to November 2022, the market is following more of a traditional yearly trajectory.<\/span><\/strong><\/p>\n<p style=\"text-align: center;\"><strong><span style=\"text-decoration: underline;\">&nbsp;<\/span><\/strong><\/p>\n<h3 style=\"text-align: center;\">Detached Market Update:<\/h3>\n<pre style=\"text-align: center;\">December marks the eigth consecutive month of pricing decreases.<strong><br \/><br \/><\/strong>The december benchmark for detached homes is now $156,200 <strong>below<\/strong> its 2021 counterpart. <br \/><br \/><\/pre>\n<p style=\"text-align: center;\"><span style=\"text-decoration: underline;\"><strong>Detached Home Benchmark Pricing:<\/strong><\/span><\/p>\n<pre style=\"text-align: center;\">April: $1,469,900<br \/>May: $1,438,500 <br \/>June: $1,379,700<br \/>July: $1,343,800<br \/>August: $1,279,200<br \/>September: $1,229,800<br \/>October: $1,199,900<br \/>November: $1,182,800 <br \/>December: $1,166,600<br \/><br \/>While the benchmark price is now well below 2021 it only decreased $16,300 in the last 30 days. <br \/>&nbsp;<\/pre>\n<h3 style=\"text-align: center;\">Townhouse Market Update:<\/h3>\n<p style=\"text-align: center;\">After increasing slightly in September the benchmark price for townhomes is once again on it way down, and has dropped below 2021 prices.<br \/>The townhouse benchmark price has decreased $17,500 in the last 30-days.<\/p>\n<pre style=\"text-align: center;\">June: $833,400<br \/>July: $792,900<br \/>August: $750,700 <br \/>September: $751,100<br \/>October: $732,700<br \/>November: $730,300 <br \/>December: $712,800<br \/><br \/>In the last four months the benchmark price for townhomes in Maple Ridge has decreased  $37,900.
