Both focusing on:<\/li>\n<\/ul>\n<ol>\n<ol>\n<li>How statistics stack up to the previous month&#8217;s activity.<\/li>\n<li>Where we are standing compared to the same time period in 2021.<\/li>\n<li>Larger market trends.<\/li>\n<\/ol>\n<\/ol>\n<pre style=\"text-align: center;\">&nbsp;<\/pre>\n<h3 style=\"text-align: center;\">Maple Ridge Market Update Overview:<\/h3>\n<pre style=\"text-align: center;\"><br \/>Benchmark prices are up across the board in Maple Ridge between 2.5-16.2% over thier 2021 counterparts.<br \/><span style=\"text-decoration: underline;\">Despite the current market downturn, the market, as a whole, remains at a higher pricepoint than the same time last year.<\/span><br \/><br \/><\/pre>\n<h4 style=\"text-align: center;\">Overall Supply Update:<\/h4>\n<p style=\"text-align: center;\">Compared to the same time last year supply has seen a monumental rise across the board:<br \/>Detached: +95.1%<br \/>Condo: +13.3% <br \/>Townhomes: +214.8%<\/p>\n<pre style=\"text-align: center;\"><br \/>However, when you compare supply to August 2022 there has been a minor 30-day dip in available properties.<br \/>When compared to August 2022:<br \/>Detached: 7 less listings in September<br \/>Condo: 8 less listingsin September<br \/>Townhouse: 27 less listings in September<br \/><br \/><\/pre>\n<h4 style=\"text-align: center;\">Overall Sales Update:<\/h4>\n<p style=\"text-align: center;\">Compared to the same time last year sales decreased across the board:<br \/>Detached: -43.3%<br \/>Condo: -42.2% <br \/>Townhomes: -8.6%<\/p>\n<pre style=\"text-align: center;\"><br \/>However, when compared to August 2022 sales remain relatively steady:  <br \/>Detached: 3 less sales in September <br \/>Condo: 1 more sale in September<br \/>Townhouse: 4 more sales in September<\/pre>\n<h4 style=\"text-align: center;\">Overall Sales &amp; Supply At A Glance:<\/h4>\n<p style=\"text-align: center;\"><strong><span style=\"text-decoration: underline;\">Suppply is up and sales are down compared to 2021. When compared to August 2022, the market remains largely the same.<\/span><\/strong><\/p>\n<p style=\"text-align: center;\"><strong><span style=\"text-decoration: underline;\">&nbsp;<\/span><\/strong><\/p>\n<p style=\"text-align: center;\"><strong><span style=\"text-decoration: underline;\">&nbsp;<\/span><\/strong><\/p>\n<h3 style=\"text-align: center;\">Detached Market Update:<\/h3>\n<pre style=\"text-align: center;\">After a continual rise in prices for 2 years and 7 month, September marks the fifth consecutive month of pricing decreases.<strong><br \/><br \/><\/strong>The September benchmark for detached homes is now only $29,500 higher than its 2021 counterpart. <br \/>The question is now...how far will it fall? Will prices in the coming months dip below their 2021 benchmark.<br \/><br \/><\/pre>\n<p style=\"text-align: center;\"><span style=\"text-decoration: underline;\"><strong>Detached Home Benchmark Pricing:<\/strong><\/span><\/p>\n<pre style=\"text-align: center;\"><br \/>April: $1,469,900<br \/>May: $1,438,500 <br \/>June: $1,379,700<br \/>July: $1,343,800<br \/>August: $1,279,200<br \/>September: $1,229,800<br \/><br \/>The benchmark price decreased $49,400 in the last 30 days. <br \/>Despite the large drop in benchmark price the rate of decline is slowing compared to the July-August drop.<br \/>The decrease in the last 30 days was $15,200 less than the $64,6000 drop seein in July-August.<br \/> <\/pre>\n<pre style=\"text-align: center;\">&nbsp;<\/pre>\n<h3 style=\"text-align: center;\">Townhouse Market Update:<\/h3>\n<p style=\"text-align: center;\"><span style=\"text-decoration: underline;\"><strong>Townhouse benchmark prices increased (by a very minor amount) for the first time in six months.<\/strong><\/span><br \/>Townhouse benchmark pricing has increased by $400 in the last 30 days.<\/p>\n<pre style=\"text-align: center;\">June: $833,400<br \/>July: $792,900<br \/>August: $750,700 <br \/>September: $751,100<br \/><br \/>In the last four months the benchmark price for townhomes in Maple Ridge has decreased over $108,000.<br \/>Nonetheless, the benchmark price for a townhome is still $51,000 higher than the same time last year.<span style=\"text-decoration: underline;\"><strong><br \/><\/strong><\/span><\/pre>\n<pre style=\"text-align: center;\">&nbsp;<\/pre>\n<h3 style=\"text-align: center;\"><strong><span style=\"text-decoration: underline;\">SNAPSHOT:<\/span><\/strong><\/h3>\n<pre style=\"text-align: center;\"><strong>&nbsp;<\/strong><\/pre>\n<h3 style=\"text-align: center;\"><strong><span style=\"font-size: 12px;\">Market Is Beginning To Steady In To A Status Quo<\/span><\/strong><\/h3>\n<h3 style=\"text-align: center;\"><strong><span style=\"font-size: 12px;\">Ample&nbsp; Supply, Low Sales.
