Metro Vancouver* home sales reached an all<\/span>–<\/span>time <\/span>high in 2021 as housing needs remained a top priority for residents in the<\/span>second year of the<\/span>
COVID<\/span>–<\/span>19 pandemic.<\/span><\/span><\/span>
<\/span><\/span><\/p>\n

The Real Estate Board of Greater Vancouver (REBGV) reports that residential<\/span>home<\/span>sales in the <\/span>region totalled <\/span>43,999 <\/span>in <\/span>202<\/span>1<\/span>,<\/span>a <\/span>42.2<\/span>percent <\/span>increase <\/span>from the <\/span>30,944 <\/span>sales recorded in <\/span>20<\/span>20<\/span>, <\/span>a <\/span>73.6<\/span>per cent <\/span>increase f<\/span>rom the <\/span>25,351 <\/span>homes sold in <\/span>201<\/span>9<\/span>, and a <\/span>four percent <\/span>increase over the<\/span>
previous all<\/span>–<\/span>time sales record of <\/span>42,326 <\/span>set in <\/span>2015<\/span>. <\/span><\/span><\/span>Last <\/span>year’s <\/span>sales <\/span>total was <\/span>33.4 <\/span>percent <\/span>above <\/span>the 10<\/span>–<\/span>year sales average<\/span>.<\/span><\/span><\/span>
<\/span><\/span><\/p>\n

“Home has been a focus for residents throughout the pandemic. With low interest rates, <\/span>increased household savings, more flexible work arrangements, and higher home prices than ever <\/span>before, <\/span>Metro Vancouverites<\/span>, in record numbers, are<\/span>assessing <\/span>their housin<\/span>g needs and options,” <\/span>Keith Stewart, REBGV economist said.<\/span><\/span><\/span>
<\/span><\/span><\/p>\n

Home listings<\/span>on the Multiple Listing Service® (MLS®)<\/span>in Metro Vancouver reached <\/span>62,265 <\/span>in <\/span>20<\/span>2<\/span>1<\/span>. This is a<\/span>14.7 <\/span>percent <\/span>increase <\/span>compared to <\/span>the <\/span>54,305 <\/span>homes <\/span>listed in 20<\/span>20 <\/span>and a<\/span>19.9 <\/span>percent <\/span>in<\/span>crease <\/span>compared to the <\/span>51,918 <\/span>homes <\/span>listed in 201<\/span>9<\/span>. <\/span><\/span><\/span>Last year’s listings total was<\/span>11 <\/span>percent <\/span>above <\/span>the 10<\/span>–<\/span>year average<\/span>.<\/span><\/span><\/span>
<\/span><\/span><\/p>\n

“<\/span>While steady, home <\/span><\/span>listing <\/span>activity <\/span>didn’t keep pace <\/span>with the record demand we saw <\/span>throughout <\/span>2021<\/span><\/span>. This imbalance caused residential home prices to <\/span>rise <\/span>over the past 12 months<\/span>,” Stewart <\/span>said. <\/span><\/span><\/span>The total number of <\/span>homes <\/span>currently listed for sale on the MLS® system in Metro Vancouver is<\/span>
5<\/span>,<\/span>236<\/span>, a <\/span>38.7 <\/span>percent decrease <\/span>compared to <\/span>December 2020<\/span>(<\/span>8,538<\/span>) <\/span>and a <\/span>26.7 <\/span>percent decrease <\/span>compared to <\/span>November 202<\/span>1<\/span>(<\/span>7,144<\/span>).<\/span><\/span><\/span><\/p>\n
