August only saw a $3200 increase over July's benchmark prices; <br \/>very similar to July's $3600 increase over June.<br \/>Although the pace has slowed this marks the <strong>14th consecutive month over month increase for detached home pricing.<\/strong><br \/><br \/>August: $1,229,600<br \/>September: $1,240,900<br \/>October: $1,262,100<br \/>November: $1,272,900<br \/>December: $1,291,800<br \/>January: $1,321,100<br \/>February: $1,363,000<br \/>March: $1,433,800<br \/>April: $1,478,800<br \/>May: $1,499,100<br \/>June: $1,501,800<br \/>July: $1,505,400<br \/>August: $1,508,600<br \/><br \/><strong>August 2021 prices are $279,000 higher than August 2020.<\/strong><br \/><br \/><\/pre>\n<pre style=\"text-align: center;\">August was a slow month in terms of supply accross the board. The entire market was short on supply compared to both August 2020 &amp; July 2021.<br \/>Townhomes saw a staggering 54.2% decrease in supply compared to July 2021.<br \/> Detached homes saw the second biggest decrease with a 17.8% decline compared to July 2021.<br \/> Compared to the same time last year supply was down between 35.1-61.1%<br \/><br \/><br \/>Across the board August 2021 saw less sales than July 2021, but compared to August 2020 there were some increases.<br \/>Detached increased 17.6%, while townhomes saw a 6.7% decrease, and condos jumped up 32.1%.<\/pre>\n<p><img decoding=\"async\" src=\"https:\/\/rodrhearyan.com\/blog\/wp-content\/uploads\/2026\/04\/coq_k.jpg\" alt=\"coq k\" \/><\/p>\n<pre style=\"text-align: center;\"> <br \/><br \/><\/pre>\n","protected":false},"excerpt":{"rendered":"<p>Benchmark prices are up across the board, between 10.9-22.7% over thier 2020 counterparts.
