W<\/span>hile still elevated, home sale and listing activity in<\/span>Metro Vancouver* h<\/span>as eased back from the record-s<\/span>etting pace seen in March and April of this <\/span>year. <\/span><\/span><\/p>\n

The Real Estate Board of Greater Vancouver (REBGV) reports that <\/span>residential home sales in th<\/span>e <\/span>region totalled 3,762 in June <\/span>2021, a 54 per cent increase f<\/span>rom the 2,443 s<\/span>ales <\/span>recorded in June <\/span>2020, and a<\/span>n<\/span> 11.9 per cent decrease from the 4,268 <\/span>homes sold <\/span>in May 2021.<\/span><\/span><\/p>\n

Last month’s sales wer<\/span>e 18.4 p<\/span>er cent above the 10-y<\/span>ear June sales average. <\/span><\/span><\/p>\n

“Metro Vancouver’s housing <\/span>market <\/span>continues to experience <\/span>strong <\/span>seller’s <\/span>market <\/span>conditions, <\/span>although the <\/span>intensity of <\/span>demand has <\/span>eased from <\/span>what we <\/span>saw throughout most of <\/span>the spring,” <\/span>Keith Stewart, REBGV <\/span>economist <\/span>said. “The <\/span>past two months <\/span>have shown a <\/span>market <\/span>that’s <\/span>shifting toward more <\/span>historically typical <\/span>conditions.”<\/span><\/span><\/p>\n

There w<\/span>er<\/span>e 5<\/span>,849 detached, attach<\/span>ed and apartment properties newly listed for sale on the <\/span>Multiple <\/span>Listing <\/span>Service® (MLS®) <\/span>in Metro Vancouver in June <\/span>2021. This represents a 1.1 per <\/span>cent increase compared to the 5,787 h<\/span>omes listed in June 2020 an<\/span>d a 17.9 per cen<\/span>t decrease <\/span>compared to May 2021 when 7,125 h<\/span>omes were listed.<\/span><\/span><\/p>\n

The total <\/span>number of homes currently listed for <\/span>sale on the <\/span>MLS® system <\/span>in Metro Vancouver <\/span>is <\/span>10,839, a<\/span> 5<\/span>.1 p<\/span>er cent decrease compared to June <\/span>2020 (11,424) <\/span>and a 1.2 per cent decr<\/span>ease <\/span>compared to May 2021 (10,970).<\/span><\/span><\/p>\n
