C<\/span>ompetition amongst <\/span>home buyers <\/span>is putting upward <\/span>pressure on home <\/span>prices <\/span>across <\/span>Metro <\/span>Vancouver’s housing market.<\/span><\/span><\/p>\n

The Real Estate Board of Greater Vancouver (REBGV) reports that residential home sales in the <\/span>region totalled 3,727 in February 2021, a 73.3 per cent increase from the 2,150 sales recorded in <\/span>February 2020, and <\/span>a 56 pe<\/span>r cent increase from the 2,389 homes sold in January 2021. <\/span><\/span><\/p>\n

Last month’s sales were <\/span>42.8 per cent <\/span>above the <\/span>10<\/span>-yea<\/span>r February sales <\/span>average. <\/span><\/span><\/p>\n

“Metro Vancouver’s <\/span>housing market <\/span>is experienci<\/span>ng seller’s <\/span>market conditions. The <\/span>supply of <\/span>listings for sale isn’t keeping up with the <\/span>demand we’re <\/span>seeing,” <\/span>Colette Gerber, REBGV <\/span>Chair <\/span>said. <\/span>“<\/span>Competition amongst <\/span>home buyers <\/span>is causing <\/span>multiple offer situations and upward <\/span>pressure on prices<\/span>.<\/span><\/span><\/p>\n

“This is particularly true <\/span>in the townhome <\/span>market where <\/span>demand is <\/span>outstripping the <\/span>available <\/span>supply. Co<\/span>nditions <\/span>differ depending on <\/span>location and property type <\/span>so it’s important <\/span>to work with <\/span>your local <\/span>REALTOR® <\/span>to develop strategies <\/span>to <\/span>meet your needs.”<\/span>There <\/span>were <\/span>5,048 detached, attached and apartment homes newly listed for sale <\/span>on the <\/span>Multiple <\/span>Listing Service® <\/span>(MLS®) in Metro Vancouver in <\/span>February 2021. This <\/span>represents a <\/span>26.1 per <\/span>cent increase compared to the 4,002 homes <\/span>listed in <\/span>February 2020 and a 12.7 per cent increase <\/span>compared to January 2021 when 4,480 homes <\/span>were <\/span><\/span>listed.<\/span> <\/span><\/span><\/span><\/p>\n
