In February it was the only area to see a supply increase.<\/li>\n<li>However, with spring the market has become awash with new listings. Yes, buyer activity remains strong, but there are far more new listings than sales.<\/li>\n<li>Since our last update just over 100 days ago supply has increase throughout the Tri City area between 10.9% &amp; 27%.<\/li>\n<\/ol>\n<h3 style=\"text-align: center;\">\u2022\u2022\u2022<\/h3>\n<h3>List Price:<\/h3>\n<p><strong>Port Coquitlam:<\/strong><\/p>\n<ul>\n<li>High &#8211; $1,531,000 (2024 half duplex)<\/li>\n<li>Low &#8211; $329,000<\/li>\n<li>Average -$717,703 (up $928)<\/li>\n<li>Median &#8211; $658,888 <strong>(down $3,388)<\/strong><\/li>\n<\/ul>\n<p><strong>Coquitlam:<\/strong><\/p>\n<ul>\n<li>High &#8211; $2,299,900 (3bed penthouse)<\/li>\n<li>Low &#8211; $288,888<\/li>\n<li>Average -$790,151 (down $28,125)<\/li>\n<li>Median &#8211; $729,000 <strong>(down $15,900)<\/strong><\/li>\n<\/ul>\n<p><strong>Port Moody:<\/strong><\/p>\n<ul>\n<li>High &#8211; $2,549,000 (3 bed, 3 floor penthouse)<\/li>\n<li>Low &#8211; $385,000<\/li>\n<li>Average -$839,546\u00a0 (up$18,588)<\/li>\n<li>Median &#8211; $769,000 <strong>(down $20,949)<\/strong><\/li>\n<\/ul>\n<ol>\n<li>For our last two updates both the median and average price was down across the Tri City area.<\/li>\n<li>While the median continues to decrease across all three cities both Port Coquitlam and Port Moody saw their average price increase.<\/li>\n<li>Just as our last two updates indicated, the message remains the same, attached homes are selling but\u2014almost always\u2014at a lower price as the market continues to slowly trend downwards.<\/li>\n<li>The only true increase was to Port Moody\u2019s average which can be greatly affected by a few luxury listings.<\/li>\n<li>Oversupply is still a problem.<\/li>\n<\/ol>\n<p><img decoding=\"async\" class=\"aligncenter\" title=\"Rocky Point Port Moody\" src=\"https:\/\/rodrhearyan.com\/blog\/wp-content\/uploads\/2026\/04\/rocky_point.jpeg\" alt=\"Rocky Point Port Moody\" width=\"700\" \/><\/p>\n<h3 style=\"text-align: center;\">\u2022\u2022\u2022<\/h3>\n<h3>Days on Market:<\/h3>\n<p><strong>Port Coquitlam:<\/strong><\/p>\n<ul>\n<li>High &#8211;\u00a0 707<\/li>\n<li>\u200b\u200bLow &#8211; 0<\/li>\n<li>Average &#8211; 61 (up 1)<\/li>\n<li>Median &#8211; 41 (up 3)<\/li>\n<\/ul>\n<p><strong>Coquitlam:<\/strong><\/p>\n<ul>\n<li>High &#8211;\u00a0 1551<\/li>\n<li>\u200b\u200bLow &#8211; 0<\/li>\n<li>Average &#8211; 64 (down 2)<\/li>\n<li>Median &#8211; 43 (up 5)<\/li>\n<\/ul>\n<p><strong>Port Moody:<\/strong><\/p>\n<ul>\n<li>High &#8211;\u00a0 419<\/li>\n<li>\u200b\u200bLow &#8211; 0<\/li>\n<li>Average &#8211; 48 (up 6)<\/li>\n<li>Median &#8211; 33 (up 3)<\/li>\n<\/ul>\n<ol>\n<li>Last update both the median and average days on market marginally decreased across the Tri City area.<\/li>\n<li>Just over 100 days later and the stats, while mixed, remain largely the same. There has not been a change significant enough one way or the other to warrant any real trend.<\/li>\n<li>Most homes have been sitting on the market for roughly 6-8 weeks.<\/li>\n<li>With such large supply increases this update, and with summer quickly approaching, we may see days on market increase during out next update.<\/li>\n<\/ol>\n<p><img decoding=\"async\" class=\"aligncenter\" src=\"https:\/\/rodrhearyan.com\/blog\/wp-content\/uploads\/2026\/04\/poco_drone_b.jpeg\" alt=\"poco drone b\" width=\"700\" \/><\/p>\n<h3 style=\"text-align: center;\">\u2022\u2022\u2022<strong>\u00a0<\/strong><\/h3>\n<h3 style=\"text-align: left;\"><strong>Overview:<\/strong><\/h3>\n<p>More listings, modest adjustments \u2014 More than three months after our last review, the Tri-Cities attached market has entered its busiest stretch of the year. Inventory has climbed sharply across all three cities, pricing remains under gentle downward pressure, and buyers continue to participate \u2014 just with plenty of choice and little urgency.<\/p>\n<p>Supply surges higher \u2013 After a relatively stable start to the year, new listings have arrived in force this spring. Every city has seen inventory increase, with active listings rising between 10% and 27% over the past 109 days. Buyer activity remains healthy, but it simply hasn&#8217;t been enough to absorb the pace of new supply entering the market, leaving conditions increasingly competitive for sellers.<\/p>\n<p>Prices remain soft but stable \u2013 Median prices have declined across all three communities for a third consecutive update, reinforcing the market&#8217;s gradual downward trend. Average prices in Port Coquitlam and Port Moody have edged higher, though those increases appear largely influenced by product mix and several higher-end listings rather than broad-based appreciation. Overall, attached values continue to adjust modestly as elevated inventory keeps pricing sensitive.<\/p>\n<p>Selling timelines largely unchanged \u2013 Despite the substantial increase in supply, days on market have shown remarkably little movement. Average and median selling times remain within a narrow range across the region, with most attached homes currently sitting six to eight weeks. The lack of meaningful change suggests buyers remain active, even as they become increasingly selective.<\/p>\n<p>A market defined by choice \u2013 The attached segment continues to find balance between steady demand and expanding inventory. Buyers remain firmly in control of negotiations thanks to abundant selection and limited pressure to act quickly.
