Whether you\u2019re drawn to family-friendly streets, outdoor adventure, or an easy commute into the city, the Tri-Cities deliver it all\u2014making this one of the most rewarding places in Greater Vancouver to find your next home.<\/p>\n<ul>\n<li>All statistics below were gathered on August 27th and compared with June 15th meaning the findings represent the markets overall shift in the last 73 days.<\/li>\n<\/ul>\n<p><a href=\"https:\/\/www.rodrhearyan.com\/blog\/permalink-tri-cities-attached-market-update-june-2026-inventory-prices-review\/\"><strong>Click Here for June 15th attached statistics comparison to February 26th<\/strong><\/a><\/p>\n<p><img decoding=\"async\" class=\"aligncenter\" title=\"Coquitlam\" src=\"https:\/\/rodrhearyan.com\/blog\/wp-content\/uploads\/2026\/04\/coq.jpeg\" alt=\"Coquitlam\" width=\"650\" \/><\/p>\n<h3 style=\"text-align: center;\">The Story: Fewer listings, lower prices, higher days on market<\/h3>\n<h3 style=\"text-align: center;\">\u2022\u2022\u2022<\/h3>\n<h3>Number of attached listings;<\/h3>\n<ul>\n<li>Port Coquitlam: 201 (down 36)<\/li>\n<li>Coquitlam: 840 <strong>(down 35) &#8211;last time was up 160<\/strong><\/li>\n<li>Port Moody: 190 (down 30)<\/li>\n<\/ul>\n<ol>\n<li>2026 has largely been about supply increases. Port Coquitlam got an early start compared to the rest of the Tri City area but by early spring the market was awash with new listings.<\/li>\n<li>While buyers remained relatively there were far more new listings than sales. By June the Tri City had seen a supply increase of \u00a0between 10.9% &amp; 27% over a 100 day period.<\/li>\n<li>Now, at the end of August, summer doldrums have kicked in. Supply is down across all three cities.\u00a0 In the case of Port Moody and Poco the decrease is sizable. 13.6% in Moody and 15.2% in Poco. Seller\u2019s are holding of listing, potentially waiting for fall.<\/li>\n<\/ol>\n<h3 style=\"text-align: center;\">\u2022\u2022\u2022<\/h3>\n<h3>List Price:<\/h3>\n<p><strong>Port Coquitlam:<\/strong><\/p>\n<ul>\n<li>High &#8211; $1,929,888 (2-storey penthouse)<\/li>\n<li>Low &#8211; $349,000<\/li>\n<li>Average -$702,714 (down $14,989)<\/li>\n<li>Median &#8211; $634,999 <strong>(down $23,889)<\/strong><\/li>\n<\/ul>\n<p><strong>Coquitlam:<\/strong><\/p>\n<ul>\n<li>High &#8211; $2,299,900 (3bed penthouse)<\/li>\n<li>Low &#8211; $269,800<\/li>\n<li>Average -$789,743 (down $408)<\/li>\n<li>Median &#8211; $714,950 <strong>(down $14,050)<\/strong><\/li>\n<\/ul>\n<p><strong>Port Moody:<\/strong><\/p>\n<ul>\n<li>High &#8211; $2,148,900 (3 bed\u00a0 penthouse)<\/li>\n<li>Low &#8211; $349,000<\/li>\n<li>Average -$825,074\u00a0 (down $14,472)<\/li>\n<li>Median &#8211; $7696,500 <strong>(down $2,500)<\/strong><\/li>\n<\/ul>\n<ol>\n<li>For every 2026 update the median price has decreased across the Tri City area.<\/li>\n<li>In June both Port Coquitlam and Port Moody saw their average price increase. This was the only increase\u2014median or average\u2014in 2026.<\/li>\n<li>Just over 70 days later and we are back to unanimous decreases. Albeit to varying degrees.<\/li>\n<li>Supply may be finally heading in the right direction, but one fact remains true for all of 2026 to date, attached homes are selling but\u2014almost always\u2014at a lower price as the market continues to slowly trend downwards.<\/li>\n<li>If supply continues to decrease and we do not see a rush of new listings in fall prices may finally begin to stabilize.<\/li>\n<\/ol>\n<p><img decoding=\"async\" class=\"aligncenter\" title=\"Rocky Point Port Moody\" src=\"https:\/\/rodrhearyan.com\/blog\/wp-content\/uploads\/2026\/04\/rocky_point.jpeg\" alt=\"Rocky Point Port Moody\" width=\"700\" \/><\/p>\n<h3 style=\"text-align: center;\">\u2022\u2022\u2022<\/h3>\n<h3>Days on Market:<\/h3>\n<p><strong>Port Coquitlam:<\/strong><\/p>\n<ul>\n<li>High &#8211;\u00a0 781<\/li>\n<li>\u200b\u200bLow &#8211; 2<\/li>\n<li>Average &#8211; 74 (up 13)<\/li>\n<li>Median &#8211; 53 (up 12)<\/li>\n<\/ul>\n<p><strong>Coquitlam:<\/strong><\/p>\n<ul>\n<li>High &#8211;\u00a0 16<\/li>\n<li>\u200b\u200bLow &#8211; 1<\/li>\n<li>Average &#8211; 69 (up 5)<\/li>\n<li>Median &#8211; 50 (up 7)<\/li>\n<\/ul>\n<p><strong>Port Moody:<\/strong><\/p>\n<ul>\n<li>High &#8211;\u00a0 492<\/li>\n<li>\u200b\u200bLow &#8211; 1<\/li>\n<li>Average &#8211; 62 (up 14)<\/li>\n<li>Median &#8211; 46 (up 13)<\/li>\n<\/ul>\n<ol>\n<li>70 days ago, during our last update there was not significant enough of a change one way or the other to warrant any real trend.<\/li>\n<li>Today as September looms on the horizon days on market are up as the market slows down for the end of August.<\/li>\n<li>Average days on market for the Tri Cities as a whole is nearly 10 weeks and the median is just shy of 50 days.<\/li>\n<li>Attached homes are taking a several months to sell.<\/li>\n<li>For the current supply to move buyers will have to return for a fall flux and new listings will need to remain relatively few.<\/li>\n<\/ol>\n<p><img decoding=\"async\" class=\"aligncenter\" src=\"https:\/\/rodrhearyan.com\/blog\/wp-content\/uploads\/2026\/04\/poco_drone_b.jpeg\" alt=\"poco drone b\" width=\"700\" \/><\/p>\n<h3 style=\"text-align: center;\">\u2022\u2022\u2022<strong>\u00a0<\/strong><\/h3>\n<h3><strong>Overview:<\/strong><\/h3>\n<p>Fewer listings, lower prices \u2014 As summer winds down, the Tri-Cities attached market is showing a notable shift from the heavy supply growth seen earlier this year. Inventory has fallen across all three cities, but prices continue to trend downward and homes are taking longer to sell. With buyers still facing plenty of choice, the market remains slow and increasingly dependent on a fall with a low number of new listings and renewed buyer activity for conditions to stabilize.<\/p>\n<p><strong>Supply finally pulls back \u2013<\/strong> After months of rising inventory, active listings have declined across Coquitlam, Port Coquitlam and Port Moody over the past 73 days. The drop has been particularly pronounced in Port Coquitlam and Port Moody, suggesting sellers are holding off on listing as summer activity slows. While this provides some relief from the earlier oversupply, it remains to be seen whether fewer listings will continue into the fall.<\/p>\n<p><strong>Prices continue their gradual decline \u2013<\/strong> Median prices have fallen across all three communities once again, continuing a pattern seen throughout every 2026 update. Average prices have also declined in all three cities, reversing the modest increases recorded in Port Coquitlam and Port Moody in June. Attached homes are selling, but generally at lower prices, reinforcing the market&#8217;s slow downward trend. If supply remains restrained, however, pricing may finally begin to find some stability.<\/p>\n<p><strong>Selling times move higher \u2013<\/strong> Unlike the previous update, days on market have now increased meaningfully across the Tri-Cities. Average selling times range from 62 to 74 days, while median times sit between 46 and 53 days. With attached homes now taking several months to sell in many cases, buyers continue to have little reason to rush.<\/p>\n<p><strong>A market waiting for fall \u2013<\/strong> The attached market is entering September with fewer listings, softer prices and longer selling timelines. The balance has shifted somewhat as summer supply contracts, but buyers remain in a position of choice. For conditions to improve, fall demand will need to return while new listings remain relatively limited. If that happens, the current decline in pricing could finally begin to level out.
