May 2025 had 18.5% fewer sales when compared to May 2024.<\/p>\n<p><strong>Two thirds of the market remains statistically balanced<\/strong> (there is downward pressure on detached homes) despite the number of listings being 44% above the 10-year average and a 10.3% increase over last June.
