Coquitlam Sales February 2022 vs 2021- Townhouse Pricing Exceeds $1,000,000

Benchmark prices are up across the board, between 23.4-31.7% over thier 2021 counterparts. 

Six months after breaking $1,500,000 detached homes surpassed the $1,600,000 mark in December.
A short summer lull in rapid pricing increases allowed buyers to temporarily see some reprieve.
However November saw the return of larger month-over-month increases.
Two months after breaking 1.6 detached homes has blown past a benchmark price of $1,700,000


June through October saw a $36,900 increase in benchmark price.
December saw $38,300 increase over November's benchmark price.
January saw a $59,500 increase over December's benchmark price.
In the last 30 days the benchmark price for detached homes has increased $68,500


December marks the 20th consecutive month over month increase for detached home pricing.

In one year benchmark prices for detached homes in Coquitlam have increased $381,200

Supply has now risen for townhomes and detached homes for two consecutive months, indicating that the market is beginning to edge towards a balance.
Detached homes saw a 34% increase in supply over the last 30 days.
Condos saw a 37% increase, and townhouse supply saw a 33% increase in active listings.

Over the past six months townhouse benchmark prices were not increasing as rapidly as detached homes.
They had been slowly creeping up since a May 2021 price jump.
However February saw a massive pricing increase.

Townhouse sales prices increased an average of $63,2800 in the last 30 days;
And their benchmark sales price surpassed 1 million for the first time.
Townhouse prices may be beginning to close the large gap that has formed between townhomes and detached homes and a series of prices jumps may be on the way
