Port Coquitlam Benchmark Price Overview:
- Townhouse: For ten of the last eleven months the benchmark has been below 900k. Previously unheard of this has now become the norm. With August’s benchmark coming in under 850k it is safe to say that it won’t be breaking 900k again any time soon.
- Detached: Five of the last eight months have seen prices trend downwards and we now sit just $2,800 above the July 2021 benchmark officially erasing the historic gains seen in late 2021 through spring 2022.
- Condo: The benchmark has gone back and forth for most of 2026 keeping buyers and sellers on their toes month to month. That being said there is an overall downward trend with a 6.4% total benchmark decrease since January. Like detached homes condo’s have returned to 2021 (pre-boom) pricing firmly planting themselves in a position that makes it unlikely they will break 600k anytime soon; until the benchmark dipped below 600k in fall 2025 it had spent roughly four years above that threshold (baring a month).
Port Coquitlam Market Snapshot (a review):
- Over the last six months the real estate market in Poco has developed as follows:
- On the whole March was a strong month for the market and a potential first spring pop. Benchmark prices were up across all market segments and both detached homes and condos saw their sales increase and days on market reduce. However, supply has once again taken a step up for all housing styles.
- After a strong month the market has recoiled in April. Supply has spiked across the board as days on market increase. Sales remain relatively strong, but with supply mounting again it might not be enough before summer sets in and listings grow stale.
- May marks the second straight month of unanimous benchmark price decline. Supply is up everywhere aside from condos, sales remain relatively strong, & days on market improve aside from detached. The detached market, at least month-over-month, is putting forward the weakest performance.
- Purely looking at the benchmark June was one of 2026’s strongest months as all three segments of the market increased. Supply decreased for the attached side of the market, but days on mark increased across the board.
- July was a rough one with sizable benchmark decreases for all three segments of the market. Sales decreased for 2/3 of the market as days on market increased for 2/3.
- The benchmark price took a big hit in August, especially for detached homes. However, sales maintained and days on market came down for 2/3 of the market. Supply decreased across the board. All-in-all outside of price it was a fairly active month.
Year-over-year Comparison:
- Year-over- year the detached is down across all metrics. Despite recent monthly decreases supply remains high, although the gap is closing. Day on market increased by 15% year-over-year, & the benchmark price is down 8% (-$108,700). Monthly sales have stubbornly held on matching August 2025.
- The townhouse market is a mixed bag. On the positive side supply is down by almost 20% & sales have dramatically increased (62.5%) over a slow August 2025. Conversely days on market are up nearly 140% and prices have dropped $68,200 in a year.
- Like townhouses the condo market is in flux. Active listings are down and sales are up, but days on market have increased and the benchmark has taken the largest hit (percentage wise) of any segment of the market. The benchmark is down 8.9%, or $54,300, year-over-year.
Overall Supply & Sales Update:
Compared to the same time last year supply is mixed:
- Detached: +7%
- Condo: -8.7%
- Townhouse: -19.5%
Supply has decreased when August is compared to July:
- Detached: 10 less listings than in July
- Condo: 28 less listings than in July
- Townhouse: 11 less listings than in July
Compared to the same time last year sales have generally increased:
- Detached: no change
- Condo: +38.9%
- Townhouse: 62.5%
Sales vary month over month (compared to July):
- Detached: no change
- Condo: 4 more sales than July
- Townhouse: 4 less sales than July

Detached Market Update:
- August 2026 vs 2025 sees the detached benchmark price decrease by $108,700.
- From April to July the benchmark was hovering around April 2023 levels, but with August’s colossal $64,700 30-day benchmark drop the benchmark is just $2,800 above July 2021. A new 5 year low.
- One of the market’s main issues has been high supply.
- 2026 has been plagued with oversupply. Yes supply has now come down two months in a row and that is positive, but in July 2021 when the benchmark was last at this level there were only 98 active listings. There are currently 86 more active homes to purchase than last time prices hit this level.
- One bright spot is the number of sales. A falling benchmark has allowed sales to remain steady at 18 per month for both July & August. While not stellar year-over-year both months are strong when compared to majority of 2026.
- Main question continues to be, how far will the benchmark have to dip in order to correct surplus supply?

Townhouse Market Update:
- Since experiencing an early peak in March the townhouse benchmark has dropped $55,500. An average decrease of $11,100 a month.
- Active listings have decreased for the past three months but days on market continue to increase & are now at their highest point in the last calendar year.
- In the last year there were only 4 months with a lower supply. At supply is showing signs of making a meaningful correction
- The benchmark price is 7.5% below August 2025 which is a 2% decrease compared to the July gap.
- August 2026 is now $68,200 below the August 2025
- As we are seeing with detached homes the current market situation could still be part of a much larger correction to re-balance prices prior to 2022’s all-time peak where the benchmark increased from a low of ~660k at the start of 2021 to a high of over $1,031,000 in late spring 2022. An increase of roughly $371,000 in a year that never should have naturally occurred.
- The benchmark is now $3,100 below December 2021 pricing. A 56 month, or 4 year and 8 month low. Roughly 50% of the 2022 rush has now been erased.

Condo Market Overview:
- Outside of March, which set a benchmark high for 2026, the entire year has been negative for the condo benchmark.
- The benchmark price is now $38,900 below 2026 benchmark high.
- The benchmark has now decreased eleven of the last fourteen months.
- August’s benchmark is $54,300 lower than August 2025. A 8.9% dip.
- Between February & April supply increased by 58. Since April supply has decreased by 44 nearly erasing the early spring burst.
- After increasing for 5 consecutive months sales decreased in July. August saw a slight recovery.
- Relatively speaking supply is heading in a healthy direction and sales remain active. Days on market continue to fluctuate, but remain lower than early spring (over 50 days in April). All positive indicators that are ticking in the right direction at the cost of a reduced benchmark price.
- August marks a full calendar year of sub 600k benchmarks.
- The last time the benchmark was below 600k for more than a single month was prior to it ever breaking 600k in the first place back in March 2022. At this point it is safe to say that there is a low likelihood of seeing a 600k benchmark again any time soon.
- The benchmark now sits between December 2021 & January 2022. $3,200 below Jan 2022 roughly a 55 month low.
All three segments of the market are now planting themselves around late 2021 pricing which is the early stages of the rush to the 2022 all-time market peak.

Summary:
Port Coquitlam’s market continued its summer slump in August, with the detached benchmark suffering a colossal one-month drop. At the same time, all three segments have now returned to roughly late-2021 pricing, raising an important question: are we nearing a new, more sustainable level?
Detached homes experienced the market’s biggest reset. The benchmark plunged $64,700 in August to $1,243,800 — just $2,800 above July 2021 and a new five-year low. Supply has declined for two consecutive months and sales held at 18 in both July and August, but inventory remains elevated. The key question is whether August’s dramatic drop is temporary or the beginning of a new standard price.
Townhouses continue their steady correction. The August benchmark fell to $847,200, down $55,500 from March and $68,200 from a year ago. Pricing is now $3,100 below December 2021, effectively erasing roughly half of the extraordinary surge ahead of the 2022 peak. Supply has improved for three consecutive months, although rising days on market show buyers still have leverage.
Condos continue to trend lower, but underlying conditions are improving. The benchmark is down 8.9% from August 2025 and has declined 11 of the past 14 months, returning to roughly December 2021–January 2022 pricing. Meanwhile, supply has fallen substantially since spring, August sales recovered from July, and days on market remain well below early-spring levels.
All three segments are now sitting around late-2021 pricing, bringing Port Coquitlam much closer to the starting point of the artificial run-up that produced 2022’s all-time highs. While prices remain under pressure, August delivered several encouraging signs: supply declined across the board, sales remained active, and days on market improved in two of three segments.
The big question heading into fall is whether this correction has brought pricing close enough to sustainable levels for the remaining surplus of inventory to finally begin clearing.
