Tri City Attached Home Review Comparison:
The Tri-Cities—made up of Coquitlam, Port Coquitlam, and Port Moody, along with the neighbouring villages of Anmore and Belcarra—form one of Metro Vancouver’s most desirable regions to call home. Together, these five connected communities in the northeast sector of the Lower Mainland are home to roughly 234,000 residents who enjoy an exceptional balance of urban energy and natural serenity.
From the forested trails of Burke Mountain to the shoreline parks of Port Moody, the Tri-Cities offer a lifestyle defined by variety and connection. It’s a region rich in culture, framed by mountain and water views, and continually evolving with new amenities, schools, and vibrant neighbourhood hubs. Whether you’re drawn to family-friendly streets, outdoor adventure, or an easy commute into the city, the Tri-Cities deliver it all—making this one of the most rewarding places in Greater Vancouver to find your next home.

The Story: Lower prices with most listings sitting active for over two months.

Number of attached listings;
- Port Coquitlam: 230 (up 29)
- Coquitlam: 802 (down 32) –last two updates combined, down 67. But three updates ago it was up by 160
- Port Moody: 170 (down 20) –down 50 over last two updates
- Until now, with the exception of our August update, 2026 has largely been about supply increases.
- At the end of August, summer doldrums had kicked in. Supply is down across all three cities. In the case of Port Moody and Poco the decreases were between13.6% and 15.2%.
- In hindsight it appears seller’s in Port Coquitlam were holding off listing until fall while Port Moody and Coquitlam have continued to cool off.
- Port Coquitalm’s increase over 12.6% almost erases the decrease it saw last update…but not quite.
- Port Moody’s supply has decreased by nearly 23% over our last two updates.
- Yes Coquitlam saw the largest decrease this update, but it also saw a massive surge of 160 listings in mid June and despite two back-to-back supply decreases there are still over 800 active listings.

- Two months out from 2027 & the median price continues to decrease across the Tri City area. There has not been a single update with a increase in even one of the three cities.
- In June both Port Coquitlam and Port Moody saw their average price increase which was the only increase—median or average—in 2026.
- This time the Coquitlam average increased for the first time this year.
- Each city has now experienced one 2026 average increase.
- The market still favours buyers. Although supply is no longer at its peak it remains high…and prices are reliably decreasing month-over-month portraying to buyers that, unless they find the perfect home, there is no rush to purchase.
- Port Coquitlam saw this update’s only supply increase, while also experiencing the smallest median decrease. It remains to be seen whether the influx of supply will take a larger toll on the median price moving towards December.

Port Moody:

- Average – 62 (same)
- Median – 42 (down 4)
- In late August days on market were unanimously up as the market slowed down. At that time the average days on market for the Tri Cities as a whole was nearly 10 weeks and the median was just shy of 50 days.
- As of early November, not much has changed in 2/3 of the Tri Cities. And while days on market are down in Port Coquitlam they were significantly higher before, and they are now on par with Coq & Moody.
- The average Tri City attached home has currently been sitting on the market for over two months.
- With 1,202 active attached listings currently available across the Tri-Cities and the traditionally slower holiday season approaching, all eyes are on new listing activity.
- Will inventory continue to decline as sellers hold off and existing supply is gradually absorbed? Or will an influx of new listings add further pressure to an already competitive market, potentially extending days on market?
- How inventory evolves over the coming weeks could play a significant role in shaping the attached market heading into 2027.

Overview:
Prices continue to slide as supply shifts – With 2027 approaching, the Tri-Cities attached market remains firmly tilted toward buyers. Median asking prices continue to decline across all three cities, while 1,202 active listings provide substantial choice. Inventory trends are increasingly divided, and modest improvements in selling times have yet to reverse the broader downward pricing trend.
Supply tells three different stories – Over the past 67 days, Coquitlam shed 32 listings and Port Moody another 20, extending previous declines. Port Moody’s inventory has now fallen nearly 23% over two updates. Meanwhile, Port Coquitlam added 29 listings, nearly erasing its late-summer decline. Despite consecutive decreases, Coquitlam still has 802 active listings, reflecting the substantial supply accumulated earlier this year.
Median prices retreat once again – Median asking prices fell $20,500 in Port Moody, $15,050 in Coquitlam and $5,999 in Port Coquitlam. Not one community has recorded a median increase in any 2026 update. Average prices were comparatively stable, but persistent median declines continue to favour buyers, who have little incentive to rush while selection remains plentiful.
Selling times improve modestly – Port Coquitlam saw the greatest improvement, with average days on market falling 11 days to 63. Coquitlam and Port Moody remained unchanged at 69 and 62 days respectively, while median times eased across all three cities. Despite these improvements, attached listings are still averaging more than two months on the market, leaving sellers facing considerable competition.
The holiday season could shape 2027 – With 1,202 active listings and the traditionally quieter holiday season approaching, all eyes are on new supply. If sellers hold back and existing inventory is gradually absorbed, conditions may begin to stabilize. However, renewed listing activity could intensify competition and extend the downward pricing trend. The coming weeks may prove important in determining how the attached market enters 2027.
