Maple Ridge Sales June 2021 vs 2020- A Mixed Market Pushes Forward

Benchmark prices up accross the board, between 16.5%-32.3%

Detached home prices continue to break new ground.
Since rocketing past the million mark for the first time ever in March sales have begun to slow their rapid increase.
June saw less than a $10,000 increase over May benchmark prices.

The average sale price for a detached home in June 2021 was $1,131,000, roughly $276,300 higher than June 2020.
This marks the nineteenth month of consecutive pricing increases for detached homes in Maple Ridge.


Supply has decreased between 31%-56.8% leading to a large decrease in average days on market for all sales.
Low supply continues to fuel the pricing increase in Maple Ridge.


June saw townhouse sales dip 3.4% compared to the same time the previous year;
while condos saw a massive sales increase of 104.2%
In the detached market more buyers are competing for fewer homes & driving up prices.


Maple Ridge is seeing a massive swell of interested buyers as it's market begins to match that of the Tri City area.
