Coquitlam Sales September 2021 vs 2020- Low Supply, High Prices

Benchmark prices are up across the board, between 11.7-22.2% over thier 2020 counterparts. 

After breaking the $1,500,000 mark in June detached homes have begun to slow their rapid price increase.
September saw a $7600 increase over August's benchmark prices.

Although the pace has slowed this marks the 15th consecutive month over month increase for detached home pricing.

September 2021 prices are $275,300 higher than September 2020.

September was a slow month in terms of supply accross the board.
The entire market saw a large decrease in supply compared to the same period in 2020: -31.8-66.2%
Both townhomes and condos also saw a decrease in supply compared to August 2021: -8.1% & -13.5%.



Townhouse benchmark prices may not be increasing as rapidly as detached homes, but prices have been slowly creeping up since their May 2021 price jump:
