Port Coquitlam Sales July 2021 vs 2020- Market Shows Signs of Stabilizing

Benchmark prices are up across the board in Port Coquitlam between 14.5-26.6% over thier 2020 counterparts, which is consistent with June's statistics. 
The July benchmark for detached homes was $261,000 higher than its 2020 counterpart.

July benchmark pricing for detached homes once again outperforms the previous month,
after momentarily declining in June.
The benchmark price has increased $8,200 in 30 days, and still lags behind April's benchmark price.
After the first pricing decrease in fourteen months, detached homes are once again on the rise;
April 2020: $917,000
May2020: $921,900
April 2021: $1,248,500
May 2021: $1,253,000
June 2021: $1,232,800
July 2021: $1,241,000



Supply for townhouses and condos have taken a massive hit, shrinking 54.3% and 43.4% compared to the same time last year.
Supply for detached homes has taken a leap forward with an increase of 12.6% compared to July 2020
Supply increase for detached homes continues to help curb the pricing increase.


The market continues to be fairly active.
Sales shifted fairly dramatically in July compared to the same time last year:
Detached: -2.5%
Condo: +2.6%
Townhouse: -41.7%



While single family detached homes continue to remain at the forefront of Port Coquitlam's market prices have begun to level out and stabalize across the board.
