Port Coquitlam Sales May 2021 vs 2020- Pricing Increase Slows

Benchmark prices are up across the board in Port Coquitlam between 13.7-29.3% over thier 2020 counterparts. 
The May benchmark for detached homes was $283,900 higher than its 2020 counterpart.
This marks thirteen months of consecutive month over month increase for detached home pricing;
April 2020: $917,000
May2020: $921,900
April 2021: $1,248,500
May 2021: $1,253,000

The month over month pricing increase for detached homes has begun to slow down. May's increase was only $4500 over April, whereas April saw a $22,100 increase over March...
And March saw a staggering $90,800 increase over February.

New Record:

Port Coquitlam stand alone homes have once again achieved their highest ever benchmark pricing for the sixth consecutive month.
The last time prices were at this level of a premium was in May of 2018 when the benchmark price was $1,049,400.
Pricing is now over $203,000 higher than the 2018 peak.



Supply has shrunk for townhouses has shrunk 17% compared to the same time last year.
Supply for detached homes has taken a massive leap over the previous year; up 73.4% compared to April 2020
The new flood of detached has gone a long way in curbing their rapid increase in pricing.
Condos supply has also increased by 26.8%


The market continues to be extremely active.
Sales have increased by a staggering amount across the board between 70%-362.5%



While single family detached homes continue to remain at the forefront of Port Coquitlam's market, demand for townhomes & condos has begun to escalate rapidly.
