Port Coquitlam Sales June 2021 vs 2020- Detached Homes See First Pricing Decrease In 14 Months

Benchmark prices are up across the board in Port Coquitlam between 14.8-27% over thier 2020 counterparts. 
The June benchmark for detached homes was $262,200 higher than its 2020 counterpart.

June benchmark pricing for detached homes did not outperform the previous month.
The benchmark price dropped $20,200 in 30 days.
This marks the first pricing decrease in fourteen months for detached homes;
April 2020: $917,000
May2020: $921,900
April 2021: $1,248,500
May 2021: $1,253,000
June 2021: $1,232,800


Supply has shrunk for townhouses and condos 45.3% and 2.4% compared to the same time last year.
Supply for detached homes has taken a leap forward with an increase of 24.4% compared to June 2020
Supply increase for detached homes continues to help curb the pricing increase.


The market continues to be fairly active.
Sales have increased across the board between 2.4%-89.3%



While single family detached homes continue to remain at the forefront of Port Coquitlam's market prices have begun to level out.
